We've had our place for a little over a year now, and at first the vast space was exciting and impressive, but we realized that somehow we only use half of our house. So in an effort to be fiscally responsible, we decided to renovate one of the bedrooms (on the far side of the house, where we don't visit often), and rent it out! As you can see, we could have rented out this shabby room for a few beans. But instead of doing that, we wanted our roommate to really enjoy his or her room, so we gave it a makeover. The white walls were sadly missing some oomph.
So, we added a fierce splash of color, and some elbow grease (thanks, Husband!) in the form of architectural details such as chair, ceiling, and panel molding. Then we dressed it up with flowy, gauzey canopy curtains which hang from the ceiling, and finished everything off with some room decor and handsome handmade faux dressers (again, thanks Husband!).

We were so pleased with the result! After we posted roommate ads (and after 34 applicants) we found our perfect roommate and she moved in almost immediately. Note: since these photos were taken, translucent blinds and sheer curtains have been added to the windows.
Total cost to renovate this room: $225.
Total relief on our mortgage bill: 24% per month.
